Imobilul reprezinta un patrimoniu national care necesita renovare! In cazul achizitionarii cumparatorul este obligat sa renoveze imobilul in decurs de 5 ani!<br />

DeÄ¹Åºi un credit imobiliar poate fi contractat Ä‚Â®n mod normal Ä‚Â®n 3-4 sÃ„ÂƒptÃ„ÂƒmÄ‚Â®ni, creditul pentru acest program poate dura mult mai mult decÄ‚Â®t atÄ‚Â®t. Contractarea unei asemenea finanÄ¹ÅÃ„Âƒri poate dura chiar mai mult de douÃ„Âƒ luni, iar aceasta se datoreazÃ„Âƒ garanÄ¹Åiei acordatÃ„Âƒ de stat prin intermediul Fondului NaÄ¹Åional de Garantare a Creditelor pentru Ä‚Å½ntreprinderi Mici Ä¹Åºi Mijlocii (FNGCIMM).</span></p>
<p style="margin-bottom: 0cm;" align="JUSTIFY"><span style="font-size: small;"> AÄ¹Åºa cum probabil cei mai mulÄ¹Åi dintre voi Ä¹ÅºtiÄ¹Åi deja, cineva poate face demersurile pentru Prima CasÃ„Âƒ doar Ä‚Â®n momentul Ä‚Â®n care a gÃ„Âƒsit deja o casÃ„Âƒ pe care sÃ„Âƒ o cumpere Ä¹Åºi are deja un precontract de vÄ‚Â®nzare-cumpÃ„Âƒrare Ä‚Â®ntocmit la notar. Pentru aceasta trebuie sÃ„Âƒ plÃ„ÂƒteascÃ„Âƒ taxe notariale Ä¹Åºi, de obicei, sÃ„Âƒ dea un avans oarecare. De exemplu, pentru un precontract cu un avans de 3.000 de euro (cam acesta este de obicei avansul pentru Prima CasÃ„Âƒ, dar poate varia de la cÄ‚Â®teva sute de euro pÄ‚Â®nÃ„Âƒ la cÄ‚Â®teva zeci de mii), onorariul notarului este de 100-150 de lei plus TVA, potrivit Uniunii NaÄ¹Åionale a Notarilor Publici (UNNPR). Mai trebuie plÃ„ÂƒtitÃ„Âƒ taxa de evaluare a imobilului cu o valoare de aproximativ de 500 de lei.</span></p>
<p style="margin-bottom: 0cm;" align="JUSTIFY"><span style="font-size: small;"> Termenul Ä‚Â®nscris Ä‚Â®n antecontractul de vÄ‚Â®nzare-cumpÃ„Âƒrare Ä‚Â®ntocmit la notar, nu este impus prin lege, ci se stabileÄ¹Åºte Ä‚Â®ntre pÃ„ÂƒrÄ¹Åi. Ã¢â‚¬Å¾SÄ‚Â®nt unele persoane care Ä‚Â®Ä¹Åºi fixeazÃ„Âƒ un termen de 30 de zile, termen care este Ä‚Â®nsÃ„Âƒ foarte scurtÃ¢â‚¬Å›, susÄ¹Åine Miruna Popescu, purtÃ„Âƒtorul de cuvÄ‚Â®nt al UNNPR. Ä‚Å½n cazul Ä‚Â®n care cumpÃ„ÂƒrÃ„Âƒtorul este norocos, iar vÄ‚Â®nzÃ„Âƒtorul este Ä‚Â®ngÃ„Âƒduitor cei doi pot stabili de comun acord o prelungire a termenului din precontract, dar dacÃ„Âƒ proprietarul imobilului nu acceptÃ„Âƒ amÄ‚Â®narea vÄ‚Â®nzÃ„Âƒrii, solicitantul rÃ„ÂƒmÄ‚Â®ne fÃ„ÂƒrÃ„Âƒ avansul dat.</span></p>
<p style="margin-bottom: 0cm;" align="JUSTIFY"><span style="font-size: small;"> Antecontractul (precontractul) de vÄ‚Â®nzare-cumpÃ„Âƒrare este o promisiune de a contracta un acord de voinÄ¹ÅÃ„Âƒ prin care pÃ„ÂƒrÄ¹Åile se obligÃ„Âƒ sÃ„Âƒ Ä‚Â®ncheie pÄ‚Â®nÃ„Âƒ la un anumit termen-limitÃ„Âƒ, la preÄ¹Åul stabilit, contractul de vÄ‚Â®nzare-cumpÃ„Âƒrare. </span></p>
<p style="margin-bottom: 0cm;" align="JUSTIFY"><span style="font-size: small;"> Premierul Emil Boc doreÄ¹Åºte urgentarea termenului de analizÃ„Âƒ al dosarelor, dar pÄ‚Â®nÃ„Âƒ atunci vÃ„Âƒ sugerÃ„Âƒm sÃ„Âƒ faceÄ¹Åi un precontract cu un termen limitÃ„Âƒ cÄ‚Â®t mai Ä‚Â®ndepÃ„Âƒrtat.</span></p>
